You are still entitled to the same types of deals that employed persons get. Lender criteria is different across the board but Tom will thoroughly assess your documents and audit them like a bank would to ensure you have just an equal ability to get the amount of lending you need for the purchase you wish to make, with the best deal possible.
Tom will confirm on initial meeting what documents he will need and as you may need time to request these from HMRC or your Accountant. On receipt he will do a full review of the documents provided and advise the best course of action.
The majority of lenders require Two Years Accounts (some request three years) in order to consider a mortgage however if your circumstances are different do not be put off, Tom has access to Lenders that could consider you with lesser years.
If you are Self-Employed as a Contractor then you can still get access to a mortgage. Some lenders may need evidence of future work for sustainability.
